KanAm Grund Group Paris – Local Expertise in the Heart of Europe
Since its opening in 2005, the Paris office has become a central part of KanAm Grund Group’s European platform. This is where investment and asset management activities for the French market are coordinated and continuously developed.

This includes identifying and structuring investment opportunities, managing and further developing existing assets, as well as overseeing real estate developments and repositionings. In addition, strategic initiatives are designed and implemented for long-term value creation and optimal portfolio management – including planning and executing appropriate exit strategies aligned with investor goals.
Thanks to in-depth market knowledge and long-standing partnerships, the Paris team enjoys a strong network with tenants, consultants, and decision-makers – enabling it to respond quickly and flexibly to market changes.

Since its foundation, the Paris office has completed transactions totaling over €10.2 billion, with €1.5 billion in project volume and more than 555,000 m² of space successfully leased. Currently, the managed portfolio includes 16 properties valued at around €800 million.

The Paris team’s work is particularly reflected in its numerous real estate projects, which it has accompanied and successfully advanced over the years. Whether comprehensive revitalizations, sustainable repositionings, or long-term leases: the following examples illustrate how KanAm Grund Group combines local market knowledge with technical know-how and a clear focus on sustainable value creation.

Selected Paris Real Estate Projects 

Tour Egée

Completed in 1999, Tour Egée is an office tower located in La Défense, Europe’s largest business district. Standing 155 meters tall and offering around 54,000 sq. m. of lettable space, it is one of the most distinctive buildings in the area.
After the main tenant moved out, KanAm Grund Group undertook a comprehensive repositioning, including technical and energy upgrades. In the course of the refurbishment, the building received sustainability certifications (HQE standard, BREEAM “Very Good”) – laying the foundation for subsequent successful marketing.

 

Tour Europe

Built in 1969, Tour Europe sits in Courbevoie, also in La Défense. At 100 meters tall and with around 28,000 sq. m. of office space, it was among the tallest buildings in the area when completed.
Originally the headquarters for the Organisation for Economic Co-operation and Development (OECD), the tower was fully revitalized and brought up to the latest technical and architectural standards by KanAm Grund Group, making it one of the first high-rise redevelopement to HQE Renovation and BBC Standards in la Défense. After successful re-letting, the property was sold in 2016.

 

Quai d’Orsay
 

The Quai d’Orsay office building is located in Paris’s 7th arrondissement, directly on the banks of the Seine. Built in an elegant Art Deco style, it offers around 9,000 sq. m. of office space.
Following a complete modernization by KanAm Grund Group – including energy-efficient windows, intelligent lighting systems, and sustainable materials – the building was leased long-term to a renowned French law firm.

 

Opéra Italiens 

The historic Opéra Italiens office building, dating from 1911, is located in the sought-after Opéra district of Paris and was fully modernized in 2021. Its approximately 7,500 sq. m. of office space combine classic Haussmann architecture with elegant Art Deco elements. Since 2025, the internationally active audit and consulting firm RSM France has been the new tenant of the property. The company was secured as a long-term occupant. 
Sophie Guilloux, Director, Head of Asset Management France, explains: “Previously, an amicable agreement was reached with the former tenant, WeWork, to terminate the lease in light of the challenges posed by the COVID-19 pandemic. Through the successful re-letting of the property, both the earnings potential and the value creation of the property were significantly increased for the benefit of investors by KanAm Grund Group.”

With certifications such as BREEAM In-Use “Very Good” and WiredScore, Opéra Italiens meets the highest technical and ecological standards. The building features seven floors, a landscaped inner courtyard, and two rooftop terraces with views over Paris – making it one of the architectural highlights in the central business district of the French capital.
 

35 Marbeuf

35 Marbeuf is another demonstration of KanAm Grund Group’s expertise in Paris’s premium office market. This historic Haussmann-era building from 1880 is situated in the city’s “Golden Triangle,” just steps from the Avenue des Champs-Élysées. In cooperation with the Parisian architectural firm Studio Vincent Eschalier, the property was completely repositioned and extensively modernized. After completion, it was leased long-term to a leading financial services company. 35 Marbeuf combines historical charm with cutting-edge building technology and sustainable architecture. With around 2,800 sq. m., the property offers flexible office space, generous communal areas, and meets the highest ESG standards.

Perspective: Paris Market and Strategic Alignment
The Paris office market continues to stand for stability and quality. Centrally located, ESG-compliant new builds and revitalized existing properties are especially in demand. This strong demand presents attractive opportunities for repositioning and value-add strategies – an area where KanAm Grund Group generates targeted value through its local expertise.
