Within the framework of its “Strategy 2030,” KanAm Grund Group is maintaining a strong focus on innovative real estate and product strategies, long term investor loyalty, and targeted growth in the institutional segment both in Germany and abroad. At the same time, the company is continuing to expand its ESG services, strengthen its capital markets expertise, and build new strategic partnerships to enhance its global reach and innovative capacity in the international real estate and investment market.
Laying the groundwork for the future: Successful projects and targeted investments in 2025
Despite challenging market conditions, KanAm Grund Group achieved total transaction volumes of approximately EUR 700 million last year – of which more than EUR 400 million were acquisitions for institutional investors. Through targeted investments and successful developments, the company further strengthened its position for continued growth.
Notable milestones included the acquisition of a 50 percent stake in Svanemølleholm – Denmark’s largest single property transaction of 2025 – as well as the on schedule completion of the Bw-Hub logistics center in Walsrode. These achievements underscore the real estate specialist’s expertise in the office and logistics sectors as well as its consistent focus on sustainability.
Strong results were also recorded in leasing management: a long term lease extending to 2037 was signed by international auditing firm RSM for the nearly 7,500 square meter Opéra Italiens property in Paris, further supporting income stability and demonstrating the high attractiveness of the company’s portfolio.
At the same time, KanAm Grund Group continues to advance the strategic development of its real estate and investment activities while systematically implementing its sustainability strategy. Targeted ESG and repositioning initiatives within the existing portfolio further improved asset quality and leasing performance, creating a solid foundation for long term value appreciation.
A prime example of the company’s development and repositioning expertise can be seen in the properties Aragó 330-332 in Barcelona and Kontorhaus in Frankfurt am Main. The Barcelona building underwent a comprehensive refurbishment, setting new standards for sustainable renovation, energy efficiency, and flexible office concepts for the long term tenant. The Kontorhaus offers flexible office spaces in a central location on Mainzer Landstraße, providing maximum design freedom and a modern working atmosphere. Following the extensive refurbishment of the lobby and elevator landings, the building impresses with spacious, efficiently usable areas, a rooftop terrace with skyline views, and space concepts that meet all the requirements of contemporary work environments.
Outlook and goals
With “Strategy 2030”, KanAm Grund Group has laid the foundation for long term competitiveness and resilience. The internationally active real estate specialist focuses consistently on its core competencies for the benefit of its clients, aligning all activities toward sustainable growth and investor orientation.
According to KanAm Grund Group, the recovery of real estate markets – depending on interest rate trends, stable inflation, healthy financing conditions, and gradual price adjustments – is expected to continue beyond 2026. Against this backdrop, the company plans to further develop its service portfolio and product strategies.
A key element of this evolution is the strengthening of the Capital Markets & Business Development division, led since February 2026 by Dr. Raphael Schöttler. By bundling its capital markets and product expertise, KanAm Grund Group aims to systematically analyze market and competitive trends, sharpen its strategic positioning, and implement new investment and growth initiatives.
Operational priorities include reinvestments in existing assets and the selective acquisition of new real estate investments for institutional clients. The company also intends to expand its activities in the office, development, and logistics segments and to open up additional equity capital sources in both domestic and international markets.
A major milestone in this context is the joint venture with the Barceló Hotel Group, which supports expansion in the premium hotel segment across Western Europe. The partnership focuses on Core+ and Value Add strategies aimed at achieving sustainable, long term value creation. Within its European Commercial Opportunities platform, KanAm Grund Group also continues to pursue the systematic realization of Value Add potential in prime European locations – further enhancing existing asset values through active asset management while capturing new yield opportunities.
In parallel, the company is intensifying its involvement in the social and security infrastructure segment in Germany – an area combining social impact with stable income profiles. Long term lease agreements with public tenants are expected to provide reliable cashflows and broader risk diversification.
