Origin of the Walsrode logistics project and associated objectives
The KanAm Grund Group acquired the logistics project at the end of 2023 as part of an institutional mandate for a North German pension fund manager.
The seller was a joint venture consisting of KELLERGROUP, CRX Real Estate GmbH, and Tobias Fischer Grundstück und Beteiligungs GmbH, which also acted as the total contractor. With the acquisition of the project, the KanAm Grund Group has committed to constructing a logistics center including a loading yard and offices for the tenant, Bw Bekleidungsmanagement GmbH (BwBM). The construction company Ten Brinke was commissioned as the general contractor. The KanAm Grund Group was responsible for monitoring the project development and stakeholder management.
The implementation of the “Bw-Hub” project began in October 2023 on a site covering roughly 9 hectares with a gross floor area of around 60,000 square meters. After just under two years, the new construction of the goods and services center with several building sections was completed in August 2025 and handed over to the tenant on schedule.
The logistics property was built with concrete sandwich panels, while the office complex was built with timber. It consists of four halls as well as office, outdoor, and ancillary areas. There are also 184 parking spaces.
The halls were constructed using solid construction methods, including insulation, and can be equipped with additional loading gates. This enables self-sufficient delivery for each individual hall. The support grid of the halls is designed in such a way that both individual use and a multi-tenant concept are possible at any time.
In addition, they are equipped with reinforced floor slabs that go beyond their actual use and enable production as well as logistics.
The building technology ensures individual control of electricity and heating, since the submeters can be billed and regulated separately.
Bw Bekleidungsmanagement GmbH as a strategic tenant of the Walsrode logistics property
Bw Bekleidungsmanagement GmbH (BwBM), a wholly owned subsidiary of the Federal Republic of Germany, plays a key role as a tenant in the Walsrode logistics property. Through a secure long-term lease agreement, the German Armed Forces has ensured access to state-of-the-art storage and service facilities at this key location.
BwBM is responsible for supplying clothing and equipment to around 250,000 soldiers and civilian employees in the Ministry of Defense and its agencies. In addition to supplying equipment, its services also include cleaning, processing, packaging, and repairing all textiles and equipment. As part of the Bundeswehr's comprehensive modernization strategy and within the framework of the €100 billion special fund, €3 billion alone is being invested in optimizing logistics and redesigning clothing management.
The Walsrode logistics facility is one of the most important hubs for the distribution and processing of Bundeswehr equipment, alongside only two other newly established strategic goods service centers. The site is used for storage, quality control, textile processing, and the distribution of equipment. In addition, the BwBM will operate its own laundry facility at this location.
With substantial investments in the building and infrastructure, BwBM is laying an important foundation at its Walsrode site for the sustainable, efficient, and modern supply of the German Armed Forces and its employees.
Innovative goods and services center sets new standards in sustainability and technology
The new goods and services center impresses with its use of state-of-the-art technologies and the highest construction quality. A forward-looking sustainability concept is at the heart of the property development. The goal is DGNB Platinum certification—currently the highest German award for sustainable construction.
The building draws on various energy sources. Air heat pumps and underfloor heating have been installed in the hall floor. A large-scale photovoltaic system is currently being installed on the hall roof. Part of the solar energy generated is available to tenants free of charge. Modern building management technology with presence sensors, night cooling, and energy-efficient automation ensure optimized energy consumption and meet the current GEG thermal insulation standards.
Intelligent intralogistics and automation systems enable scalable, smart processes during operation. The property also integrates innovative lighting technology, Wi-Fi, and camera functions.
