Sophisticated Refurbishment of “35 Marbeuf” and the Objectives Behind It

Originally built in 1880 in the distinctive Haussmann architectural style that characterizes much of central Paris, the property reflects the historic urban development of the Golden Triangle, a district that still stands for style, innovation, and urban vitality today.
Over time, the building evolved from its original residential use into a mixed-use configuration combinig residential, retail and office functions. Recognizing the strong potential of the asset and the growing demand for high-quality, sustainable office space in Paris CBD, KanAm Grund Group acquired “35 Marbeuf” for a specialized real estate fund on behalf of a North German pension fund manager.
From the outset, the objective was to reposition the building into a premium office property while preserving its historic character and architectural identity. Following the acquisition, KanAm Grund Group successfully completed the administrative and planning procedures required to convert the building into a fully commercial scheme and to implement a comprehensive redevelopment concept. 

The approved restructuring program allows for the complete modernization of the property while maintaining its heritage-protected appearance and integrating state-of-the-art technical infrastructure and ESG features expected by today’s tenants.
In close collaboration with the Paris-based architectural firm Studio Vincent Eschalier, an architectural and interior design concept was developed that harmoniously connects historic substance with contemporary, bright, flexible workspace functionality. Particular attention was paid to preserving the building’s original decorative elements - including ornamental plasterwork, wood paneling, parquet flooring, and fireplaces – which were carefully restored and complemented by bespoke modern design features.

Technical systems were discreetly integrated to preserve generous ceiling heights of up to 3.5 meters and maintain the building’s classical spatial proportions.
The result is a state of the art working environment that meet modern occupier requirements infused with historic character. 
The listed landmark comprises seven floors including a basement and offers approximately 2,800 square meters of total space.    

The floor plan is designed for flexible use: the ground floor features representative entrances and retail areas that enhance the building’s visibility and urban integration, while the upper floors provide highly adaptable office layouts suitable for both single-tenant and multi-tenant configurations.

A landscaped inner courtyard creates a serene oasis within the dense urban setting, ensuring natural light reaches all floors of the building. The redevelopment also includes meeting rooms on each level, daylight filled lounges, bicycle parking combined with locker rooms and showers, and a modern reception area.
Up to 290 people benefit from bright, open work environments that enhance productivity, collaboration and well being.
On the ground floor, a social hub with a bar and café encourages interaction among tenants and supports a modern workplace culture.    

Throughout the refurbishment, KanAm Grund Group placed particular emphasis on energy efficiency, resource conservation, and user comfort. The building is set to achieve BREEAM “Very Good” and WiredScore Silver certifications, reflecting its high ESG standards.    
The sustainability strategy includes connection to the Paris district heating and cooling network, an intelligent Building Management System (BMS), the use of bio based materials, a rainwater collection and reuse system, and common areas designed to promote health and well being. In addition, modern communication and IT infrastructure ensures high speed, secure connectivity that supports today’s digital business needs.
