KanAm Grund Group acquires office property in Paris CBD on behalf of a German institutional investor

The KanAm Grund Group has acquired a prime office property at 3 Rue des Saussaies in the 8th arrondissement of Paris on behalf of a German institutional investor. The acquisition is a testament to the Group’s long-term confidence in Paris’s Central Business District (CBD), where limited supply, strong occupier demand, and increasingly stringent ESG requirements create attractive value-add opportunities. It also underscores KanAm Grund Group’s strategic focus and sophisticated investment profile in the European office market.

Prime Location
Rue des Saussaies is situated in the heart of the Paris CBD, between Rue du Faubourg Saint-Honoré, Avenue de Marigny, and Boulevard Haussmann. The location is highly sought after due to the limited availability of new or high-quality space, and because many international companies and institutions are looking for prestigious offices.

Comprehensive Repositioning Program
The property offers approximately 2,200 square meters of lettable space across six above-ground and four underground floors. In addition, there are 31 parking spaces on three basement garage levels, as well as around 230 square meters of garden and terrace areas spread over four levels. Originally dating from the Haussmann era, the building underwent a comprehensive reconstruction in 1992. It combines a reinforced concrete structure with the elegance of a traditional Parisian façade.

As part of the planned revitalization, the property will be transformed into a modern boutique corporate headquarters that combines its architectural heritage with contemporary workplace standards. To achieve this, all technical systems - including heating, air conditioning, ventilation, electrical, and plumbing installations - will be completely renewed. The interior concept envisions a high-quality, flexible, and experience-oriented working environment tailored to the needs of modern users. Plans also include an inviting reception area with concierge service and coffee bar, dining and catering facilities, bicycle storage, a flexible modular space on the first basement level, and meeting rooms in various formats.

The goal of these measures is to position the property as a next-generation Grade A office building. It is specifically intended to attract tenants seeking independent office space in the Paris CBD. The redevelopment concept includes a significant improvement in the building’s environmental and energy performance. The goal is to achieve a BREEAM Excellent certification as well as a substantial increase in energy efficiency.

Building on Proven Paris Expertise
The Paris team has many years of experience in modernizing and repositioning high-profile properties. For example, the recently completed repositioning of 35 Marbeuf sets a benchmark for the planned redevelopment of the property at Rue des Saussaies and demonstrates KanAm Grund Group’s extensive expertise in the Paris CBD. Other examples include the modernization of Opéra Italiens and the revitalization of the high-rise buildings Tour Europe and Tour Egée in La Défense. In each case, it was possible to successfully implement sophisticated renovation and repositioning projects, resulting in substantial value creation and long-term leases. The acquisition of the property at 3 Rue des Saussaies strengthens KanAm Grund Group’s growing Paris portfolio and underlines its long-term commitment to developing sustainable, high-performance office properties for institutional investors in Europe’s most robust gateway cities.

Malo Carof, Director and Head of Investment Management France & Benelux, explains: “The Paris CBD office market is proving to be very resilient. With this repositioning, we are creating a building that meets the expectations of today's most demanding occupiers, while ensuring sustainable value creation for our investors.”

Anthony G. Bull-Diamond, Managing Director and Head of Investment and Asset Management Europe, adds:  “This acquisition exemplifies our current investment focus: We are targeting central locations in key European office markets, where we unlock long-term and stable value appreciation potential for our investors through value-add strategies, active asset management, sustainability, and high-quality design.”
