Denmark's largest single asset transaction in 2025:KanAm Grund Group acquires 50 percent ownership stake in landmark investment Svanemølleholm

The KanAm Grund Group has acquired a 50 percent stake in Svanemølleholm in Copenhagen. The fund and asset manager has entered into a joint venture with AP Ejendomme - one of Denmark's largest commercial pension funds. The company is thus investing in a landmark and highly sustainable building complex that serves as the new headquarters of Nykredit and AP Pension. The KanAm Grund Group acted for one of its specialized real estate funds on behalf of a north German pension fund.

Most Dynamic Location in Copenhagen
Svanemølleholm is located in the currently most dynamic area of the Danish capital, boasting excellent urban transport connections. It is presently the largest and arguably the most ambitious urban development project in Scandinavia. Numerous renowned companies and government buildings are situated there, including the Central Bank of Denmark and the German Embassy.

New Headquarters for Nykredit and AP Pension
The property consists of three buildings and encompasses approximately 75,500 square meters. Once completed, it will serve as the headquarters for Nykredit and AP Pension—the parent company of AP Ejendomme—both of which have signed 15-year lease agreements.

First-Class Architecture and Sustainability
Significant emphasis has been placed on first-class architecture and sustainability in the project’s implementation. The three buildings are certified with DGNB Gold and Diamond levels and meet Section 7.7 of the EU taxonomy. The cafeteria adheres to high ecological standards and has accordingly been awarded a Nordic Swan Ecolabel.
