CMS has extended its lease for around 1,200 square meters of space in “Nerviens 85” at Avenue des Nerviens 85 in Brussels until 2034. The international commercial law firm has been a tenant of the property since 2007.
“Nerviens 85” has around 9,300 square meters of rentable space. Built in 1990 and renovated in 2012, the multi-tenant property comprises ten upper floors and four basement floors as well as 179 parking spaces. The building is situated on a corner plot in a very good location in the Leopold district (also known as Europe district), directly adjacent to one of the few inner-city green spaces. Numerous European authorities, such as the European Parliament, the European Commission and the Council of Europe, are based there. Embassies, non-profit organizations and renowned business and law firms are also well represented in the district. The transport connections are excellent, with various metro and bus stations within walking distance.

In addition to CMS, numerous other long-standing tenants are based in the multi-tenant property. These include the EU office of the human rights organization Council of Europe (Council de l'Europe), the EU lobby associations European Aluminium and Edana, as well as the umbrella organization of European institutions for the promotion of people with disabilities (EASPD). Other tenants are EuroCommerce, the most important European organization representing the retail and wholesale trade, the representation of German lawyers' interests at the European institutions BRAK (Federal Bar Association) as well as the European Biogas Association (EBA) and the German Retail Association (HDE e.V.).
Targeted asset management and sustainability measures make “Nerviens 85” even more attractive for tenants and prospective tenants
In order to offer tenants an even greater feel-good factor, various renovation works were carried out in the lobby and the meeting and social rooms in “Nerviens 85” were modernized. This also increases the attractiveness of the property for new tenants. In addition, the common areas have been converted to a CO2-neutral energy supply. Tenants also can participate in this via a framework agreement for their space. Other sustainability optimizations included training the property manager for better ESG data exchange and new energy-saving elevators.
